LASTMINUTE.COM – TENANT DILAPIDATIONS NEGOTIATIONS
Lastminute had been served with a Schedule of Dilapidations at the end of their Lease on Central London offices and Philip Russell Associates were appointed to negotiate the defence. After reviewing the claim and the premises, a further check on the building was undertaken sometime later just to confirm the landlord’s intentions for the property. It was found that the landlord was carrying out development and refurbishment not aligned to their stated intentions. The claim of several hundred thousand pounds was reduced to zero.
CORPORATION OF LONDON – PROJECT MANAGEMENT
When the Barbican Centre, owned by the Corporation of London, wanted to completely upgrade the Barbican Theatre, they turned to Philip Russell Associates to manage the process. With only 12 weeks to complete the project between ‘seasons’ and no possibility of entertaining an over-run, as a contract for occupation had been signed with the Royal Opera House, this was a formidable undertaking. We managed the £3M contract sum, extensive and complex works, and a project team of 23 consultants to complete the project on time and to budget.
